What Type of Real Estate Investor Are You?

Because different types of investment require varying degrees of savvy, personal involvement and risk tolerance, it is wise to identify the real estate investment style that best suits your personality and life situation. Answering the questions in this quiz will define your own real estate investment style by identifying:

How active or passive a real estate investor you want to be (that is, how much time and effort you want to devote to selecting, acquiring,  managing and divesting assets).

Whether equity (ownership of real property) or debt (lending money to owners of real property) investments are most appropriate for you.

How much risk you are willing take in pursuit of investment objectives.

Your personal real estate investment style in turn determines the types of investments you would be most comfortable with. Analysts categorize real estate investments into four types:

Private equity (direct ownership of real property for investment purposes, such as office buildings, apartments or land);

Public equity (indirect ownership of real property, through a partnership, trust or corporation);

Private debt (the business of making loans for real estate acquisition and construction); or

Public debt (owning stock in loan-making enterprises or owning bonds backed by real property).

Within each of these categories is an array of investments with differing levels of risk.

Keep in mind that your investment strategy is likely to shift over time as your financial situation and life goals change.
